What Makes The Ideal Realtor?
Soft Skills
A career in real estate is an extremely challenging yet ultimately, very
rewarding livelihood. That's why those who choose a career in real estate are
usually outgoing and resilient (tough, tahan-lasak, don't give up easily), with
good social, communication and persuasion skills.
They're friendly, confident, hardworking and love a good challenge. Being
friendly means being likeable, because people will only do business with people
they like.
It's also important that they have a willingness to learn, and the ability to
retain that knowledge, as purchasers can be expected to ask lots of questions
about the property they're interested in.
Being knowledgeable and having confidence are key to professionalism, and
logically, buyers will obviously favour agents who are professional.
Honesty is also invaluable, as a good reputation will make existing and
prospective clients feel secure.
Real estate agents and negotiators also need to be self-motivated and
disciplined. This is because they aren't tied to a 9-5 job and "office hours"
are uncertain. You make as much as you're willing to invest, and you have the
flexibility to set your own time. So, a person lacking drive and initiative will
end up on the losing end.
Since real estate is fundamentally about sales, having good interpersonal skills
is a priceless asset. You need to be able to communicate well (multi-linguists
have an advantage!) with your clients and all the other people involved
(bankers, lawyers, other negotiators, MM2H agents, and etc.) in the process of a
sale of property. Clients can be lost and a bad reputation earned through poor
communication skills.
It's also important to maintain a good attitude always, as this is a mark of
professionalism and will secure the trust and goodwill of the people you work
with, be they your clients or colleagues.
Even though it's about sales, don't worry if you're not a "good salesperson,"
because your task is to focus on providing your clients with what they want. As
long as they get good service from you, you're doing well. So much for the soft
skills.
Hard Skills
As for the hard skills, you need to be ICT-savvy. A handphone is a must and so
is a digital camera (4 megapixels, will do!). You need to know how to take
attractive photographs. You need to know how to upload photographs from your
camera to your computer and then to portals and websites, such as:
· allrealestates.com.my
· iproperty.com.my
· thinkproperty.com.my
· also, Google maps, wikimapia.org
Of course, you need to know how to send emails. Ideally, you should have a
notebook computer that supports Wi-Fi, but if you don't have one don't worry ~
with the sort of commissions you can earn if you commit yourself to this career,
you'll be easily able to afford one by the end of the year. They also come in
handy when you need to show DVDs or make PowerPoint presentations (slide shows)
to your clients.
